Could you provide insight into your career path within the legal field? What specific areas of expertise have you cultivated during your tenure as a legal professional?
I began in Non-Banking Financial Services, shifted to Banking specializing in debt recovery. In 2003, I entered real estate, focusing on documentation for residential, commercial, retail, and hospitality projects with Brigade Group. From 2014, I specialized in documentation for plotted developments, major land acquisitions, and joint development projects with Shoba, Brigade, and Embassy at Cornerstone Properties. Over two decades, I've honed expertise across various real estate branches, contributing to successful projects like Cornerstone Akintha Residences, Campan Valley, Brigade Cornerstone Utopia, and the prestigious Orion Mall in Bengaluru to name a few. My career reflects a journey marked by diversified legal skills in corporate real estate, spanning numerous acclaimed projects.
Introduce us to the Law Offices of Sharmila K.R and share insights into your role as the Managing Founder and the primary responsibilities you undertake within the firm. As a legal professional, what are your views regarding crisis resolution?
Last year, I launched my own consultancy, leveraging my expertise and interests. As the Chief Founder, I've utilized my established network to assist numerous individual clients and corporations, particularly in resolving property-related issues in Bangalore promptly. Notably, I've provided crucial support to several NRI clients, resolving long-standing property issues, a source of immense satisfaction given the challenges they often face in finding reliable legal representation. Additionally, I've facilitated the establishment of franchise restaurants in prime city locations, collaborating extensively with brands like Kailash Parbat Belgian Waffle, Brew Cream, and more. Currently, my focus remains on residential and retail transactions, with a growing clientele. It's immensely gratifying to apply my experience and expertise to secure lasting legal solutions for my clients.
Clients typically seek legal remedies, and as a legal professional, my aim is to resolve matters amicably, prioritizing litigation as a last resort. Legal work often arises amidst crisis or problems. I diligently strive to address issues practically and favor compromise over court intervention, suggesting judicial action only when necessary. Particularly in property law, I negotiate to find common ground, ensuring egos don't hinder transactions. My focus is always on what best serves my client's interests in any given situation. What is your interpretation of success as a business leader? What key considerations should legal professionals bear in mind when collaborating with real estate clients?
Success is subjective, with personal fulfilment found in even the smallest client victories. True success is reflected in client commendations for unwavering commitment, often overlooked in monumental transactions. Lasting success, spanning over two decades, entails navigating industry challenges, particularly for women. A supportive home environment amplifies women's career triumphs. Maintaining focus, resolve, and consistency is paramount in achieving set goals. Wholehearted commitment to assigned tasks attracts success and recognition, as the universe aligns with one's aspirations. In essence, persistent dedication paves the path to deserved heights, with accolades naturally following suit.
Illuminate the significant professional milestone you've reached in your career journey. What guiding principles have shaped your success over the years?
In my realm of expertise, centred around real estate documentation, I'm proud to have facilitated over 200 successful retail transactions for international brands and more than 400 sale transactions throughout my career. Beyond the numbers, I've spearheaded prestigious projects in Bangalore, notably one opposite UB City featured on the cover of Times of India. Fortuitously, I've contributed to various niche projects shaping Bengaluru's skyline. Additionally, being selected as a panel speaker and delivering lectures globally underscores my professional achievements. My success mantra emphasizes continuous evolution, avoiding obsolescence by embracing learning and innovation daily. Stepping beyond comfort zones is pivotal; greatness often lies in unchartered territories. Belief in one's extraordinary potential is paramount for conquering seemingly insurmountable challenges.
What are your predictions regarding the future evolution of the Indian legal advisory landscape? Which emerging trends do you believe will have the most profound impact?
On March 15, 2023, the Bar Council of India permitted foreign law firms and lawyers to practice foreign law within India, albeit with limitations, such as practicing solely non-Indian Law and opening offices in the country. This move is poised to expand India's legal market, signalling openness to international standards and business. It will notably impact the legal landscape. Additionally, the introduction of AI, although slower in adoption within the legal sector compared to other industries, is gradually automating tasks like contract and litigation management. This trend towards automation is expected to accelerate, transforming the legal sector from manual record keeping to comprehensive automation in the foreseeable future.
